11 Month Warranty Inspection
According to the New Home Warranties on the Alberta Government's website located at homewarranty.alberta.ca a new home owner 's role encompasses the following:
"Your first role is research. Get to know your potential builder’s record, including years in business and references. Familiarize yourself with your warranty provider, key warranty dates, and steps to take if you ever need to make a claim.Once your home is built, you’re responsible for basic maintenance and upkeep, such as cleaning out eavestroughs and changing furnace filters. You’re also responsible for maintaining appropriate grading with any new landscaping work."
Home builders operating in Alberta are must have a service and warranty program in place to address New Home buyers concerns within the first year. Most home builders require a written list of all defects by the 12 month. You can do the inspection yourself, rely on the people provided by the home builder or hire a certified home inspector to examine your house so that the issues are reported before this deadline. We can conduct an 11th month warranty inspection before the builders warranty expires and you will receive an written report of our inspection after the inspection.
Our non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report that includes information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they are still in force.
